Market Update: Greater Phoenix vs. Mesa — Why Local Trends Matter

The Greater Phoenix market is currently behaving differently than what we’re experiencing here in Mesa — and that distinction is important.

Across parts of Greater Phoenix, we’re seeing:

  • Increased listing inventory

  • Slower buyer activity

  • Longer days on market

That combination creates softer conditions in certain price points and neighborhoods.

However, Mesa tells a more nuanced story.

Locally, supply has remained relatively stable, with only a slight dip in active inventory. While the median sales price experienced a modest decline earlier in the cycle, buyer activity has noticeably increased over the past few weeks. In fact, I had three listings go under contract this week alone — a clear indication that serious buyers are re-engaging.

This shift isn’t random.

When rates stabilize — and especially when they begin trending downward — buyer confidence improves quickly. Mortgage rates have already started easing from recent highs, and as leadership changes at the Federal Reserve bring renewed market confidence, we expect gradual downward pressure on rates to continue.

Real estate markets move in phases:

  1. Hesitation

  2. Adjustment

  3. Acceleration

Mesa appears to be entering the acceleration phase.

If rates continue declining even modestly, sidelined buyers will return decisively — particularly in lifestyle-driven communities. When that happens, inventory can tighten rapidly, and market leverage shifts back toward sellers faster than many expect.

We could very well see Mesa move into a more competitive, seller-leaning market in the coming months.
