The Greater Phoenix Area and Mesa
Not a lot has changed in the Mesa real estate market since March.
Inventory continues to slowly rise, giving buyers more options and more negotiating power.
Sales were down 2.5% from last month and down 3.4% compared to the same time last year, showing that buyers are still moving cautiously.
The median sales price continues to bounce around in the same range we’ve seen over the past year, generally between $475,000 and $500,000, currently sitting around $490,000. While prices have remained relatively stable, homes are taking longer to sell than they did during the frenzy of the past few years.
Days on market are averaging around 65 days, which keeps us firmly in a slower-paced, buyer-friendly market. Mesa market reports are also showing homes sitting anywhere from 50–70+ days, depending on price point and condition.
